    Need a little input about managing a property.

    I have just been offered a great deal for a piece of property in Brownwood. Not only can I set up a hunting lease on it, but they want me to manage it as well. I know some things about it, but I am no expert, not even a self-proclaimed expert. I can run dayhunts for pigs and exotics year-round. Do you fellas have any advice for me? Pointers as to how I can best manage a property for a healthy herd and happy hunter combo? When are dues required for the lease? Questions like that are what I need answers to. What do I do to keep the owner happy? BTW, it is going to start out as a ten year lease. Thanks for all of your help.

          I hunt in that same county. Inbetween brady and brownwood.

          $$ due around April
          1 big buck(min 8pt 16"wide 4.5yrs) per hunter per year
          1 cull buck per hunter per year
          limit out on does
          Have rules written out and every person gets a copy!!!!!!
          Release of liability for the Landowner signed by anyone hunting/visiting the property
          Land owner: find out what his goals are and then figure out ways to meet those goals.

                One of the biggest things is defining exactly what your "Cull" and "Trophy" parameters are! Seen way too many uh-ohs over this, and having folks that can truely judge deer and Care enough to want to! I hunt around brownwood. Pm or email me if you wanna chat.                   Give some more info on the place. Size, what part of brown county, HF/LF, fields, water, previously hunted and how hard. Anything else you can think of.

                    The place is not that big. 400 acres to be exact. It is low fence on three sides and borders a 1000 acre high fence place on the fourth side. It has not been hunted in 25 years. There is a two acre stock pond on the property.

                      1st of I think you need to decide whether you want to lease it or day hunt it. The two do not work well together IMO
