    Don't you hate it when

    you get a lead on what sounds like a great lease and build yourself up thinking about how great it is going to be then find out there is something bad wrong with the place. Dang I am sick to my stomach Thought this was going to be the one..... back to the drawing board. I tell you if I worked as hard at my job as I do looking for a great lease I would probibly be CEO. LOL

    I shudder when I think of all the hassle involved in looking for leases. You're right...finally find the one that meets all (or enough) of your criteria and get there to find out that it has been sorely misrepresented. Its a discouraging feeling to think "Oh THAT's why its available!". As if moving all our junk to the new place once we find it isn't enough...

      I think I'll start a "Hunting Club" for guys like us who want to find the "perfect" lease... Once we define "perfect" - we'll collectively build it and they will come.

        Gets harder to find a lease everytime. You learn something new to stay away from on each lease.

            I know what you mean. Last year I was asked by one of my wife's friends if I wanted to possibly lease her parents land. Sounded perfect. About 600 acres bordering a giant, low fenced but well managed ranch. Never had been leased, ever. Price was reasonable. I went and looked at it, studied sat. photos and I was pumped. We got down to writing up a contract and she casually mentioned that an old family friend had a stand or two on it and would be hunting it with his son occasionally but they would "stay out of our way" Alarm bells! Red flags! Deal killer!

              Sounds like the a similar situation we are in but we haven't had any real problems so far. The guy is hunting hogs only or so that is what he have been told. We have no reason to believe otherwise.

                I'm in a situation like that with a FREE place. It's only 200 acres and the Jack County acorns won this season, but last season was awesome. I've seen the relative that would be out there once in two years. We text from time to time and don't step on each other's toes. He lets me use his stands and feeders. Might have been worth the one year investment to see how it worked out. Go in light with low expectations. Work with the ones that might be out there a little and you could have been in for an awesome year.

                  That was my original thought, but after meeting the "family friend" I decided against it. They lived right down the road from the property and the more I talked to him the more I got the impression that he, his son and his son's buddies had used the place like it was their own for years. (the owners never went out there at all) It might have worked out but the thought of that potential conflict soured me.

                    Yeahhhh...that's a different story altogether. Your first batch of trail cam pics with them standing at your feeder looking around would have had you fuming mad and posting a rant.

                        Been there and done that. Lease hunting is such a wild goose chase. Hang with it, you'll find what your looking for.

                          If I remember right didn't that idea " The Perfect Lease" or Club get tried before called THE AMERICAN SPORTMAN CLUB.........been 20-25 yrs back or so it was I think.......Andy
