    Going rate for leasing minerals

What is the going rate for leasing mineral rights to oil companies in South Texas?

    #2
Depends where you are talking about. 3,000/ac is possible in good places and as little as 300-400/ac is also possible. Give me a county and what general area of the county and I can give you a much better guess.

Read this link. Nothing about prices but some great info.

Go to the links on the left and scroll down to the articles on negotiating oil and gas leases. Educate yourself before leasing your property.

Let me know if anyone is interested in leasing minerals. I am living in Tilden right now as a landman. If anyone needs help leasing or has acreage they want to lease please feel free to PM me. Certainly don't mind looking at an offer and telling you if it is good or not.

It all depends on location. I'm leasing in karnes and Dewitt counties. Need more info on your location.

$1500 or $1250 ... depends, but those are starters.

Northern Oil part of the Eagleford is going for 1250-1750, Southern Gas part is going for 1500-3000. Great thing is the eagleford has a mix of oil and gas which makes this play such a win win for mineral owners and companies.

25% stake is the going rights as well. Don't take less than that.

How many landowners are demanding that y'all pay out peak Barnett shale prices?

I doubt we will see what the haynesville and barnett shale brought.

I have actually heard of $4000 per acre in southern Gonzales Co. from a pretty reliable landowner. 25% royalties for sure.

I've heard of a lot higher than these... just in the last two months.

Shell just chased down several hundred thousand acres, outbidding most operators by double.

it really depends where you are... the eagle ford is not created equal.

likewise.. lots of operators over paid in the Haynesville..... there are a lot of wells that are losing money with the current gas prices. Many are being more cautious about the eagle ford play.
