    Price per acre/leased property

I was looking in the classifides at the leases because my dad(Bayouboy) has been talking about getting back on a lease somewhere in east texas and possibly hill country. have noticed alot of people that are shocked at the price per acre of some of the properties. What is typical in Texas? I know it will vary depending on where you are but is $30 per acre really considered extremely high on well managed land. Here in La where I hunt close to the red river in Central Louisiana we pay $20 an acre for our club that is average hunting. Alot of the other clubs around us closer to the river that really manage all pay between $30-45 per acre. I figured land in Texas would be equal to this considering the good deer hunting but seems like I am wrong.

I think @20 per acres is high and $30-45 is out right ridiculous. I have never paid more then 10 but that was not managed and $20-25 for well managed large tract would not be outrageous if you are guarenteed some big 150+.

Do a search on here. There have been several large threads with what people pay. We are paying about $15 an acre in the panhandle.
