    Slab Foundation Leveling

    I've got a 2000 sqft brick home on a slab that was built in the early 70's. I'm starting to have plumbing problems that I believe could be caused foundation movement. What awful price would I have to pay to get my foundation leveled?

    It depends on how much you need done. About 200.00 per pier. We paid 12k to do a 3000 foot home inside and out.

    Get numerous estimates.

        I've looked into all the available companies before. I think anchor is supposed to be the top dog around here. I was hoping to get some numbers to see what others have paid.

          I feel for you. I had a brand new house with foundation problems. It's fixed now, but not with out a bunch of worries. Good luck.

              Thanks. We bought this house about 2 years ago. There were a few small cracks in the drywall when we bought it but figured after 35-40 years that it has probably moved as much as it's going to. All of the sinks, tubs, toilets, etc are on the backside of the house from the road. Unfortunately it all has to drain under the house to the street where the sewer runs.

                Atlas and Olshan have the "cable lock" system. Be sure you get a "lifetime transferable warranty" with the company you go with. Remember that some properties may become "stigmatized" with a foundation reapair, a transferable warranty with a branded company may help ease some of those buyer fears. Both Olshan and Atlas do free estimates. I believe if you call Olshan they will send you a free DVD explaining the processl. I have interacted with both companies on my old home before putting it on the market. Both were reputable and told me "they could add some piers to my home, but, that my home was within limits of settlement for a thirty year old home". After I found out that I wouldnt be selling a problem to someone else and didnt need any repair I put it on the market and sold it in 46 days. I am a Realtor here in Katy.
