    Deer lease problem what would you do?

    This is partly to get how others would handle it, and what would you do.

    I want to preface by saying that we really really like our place. It's roughly 400 acres with 4 guys on it total. My brother and I and another couple brothers. All of the people on the lease have the same chemistry. Nothing but good fun between us.

    There are tons of deer on our place, no huge 150 class deer but plenty of deer where you see 20 or so every hunt and will shoot 130's all day. Besides the deer population our landowner is there every weekend. This is good and bad, but mostly good. He has had this land since the 40's(it was his dad's before). They have always kept it pristine. He does stuff for us if we ask him, he has every tool you could ever need from a screwdriver to a huge tractor to a bulldozer. Honestly if you didn't want to you wouldn't have to even go to the lease from Jan-Septemeber. He takes care of it and will fill the feeders if we ask him to. We're up around the San Saba area on the Colorado. We make our own rules. It's a 5 deer county and he says shoot them all lol..if you shoot a good buck in the morning he tells you to get another one that evening. We don't do this. Our rule is 1 trophy and 1 cull..

    So here's the bad parts. He's a man that is stuck in his ways. I know we all are to a certain extent, but his solution to everything is if you don't like it, tough. He has a buddy that is a local. The landowner actually doesn't live there but the weekend. This guy that is a local is a waste, he's on disability getting checks because he has a hurt back, although you would never know it I've seen him picking up and carrying and working like everyone else. The landowner stores a car at his house, so every year the "buddy" comes and shoots a doe or spike is what we were told(not told originally when we signed up). But learned of the rule fairly quickly. We kind of had to accept it or not. We chose to instead of cause any tension basically just say ok.

    There is a neighbor to our ranch that is friends with the landowner as well. This past weekend he came down and was doing the normal BS'ing, he asked a couple members to come over and watch football Sunday. They went and to make a long story short the neighbor said, the "buddy" shot an 8 point droptine at our place on the last weekend or day of the season last year. This is a deer another member watched all year long.

    So to say were all upset is an understatement. We feel like we've been cheated. The horrible thing to all of this is we really love the place. We love it so much so that we're contemplating how to fix the problem with the landowner. The issue with that is, there is no way to police it and the landowner will likely say eat pooh..

    So my question is do you talk to him about it and if you like the answers try to work it out, understood there is always the good chance it could happen again or just enjoy the lease this year and pack it up and find something else next year. What would be a suggested way it could be fixed? Any ideas?

    Just a couple side notes. We are not heavily managing this place to the tune of feeding protein and everything. We try to shoot mature deer, but that's about our limit. We don't pay an arm and a leg either. We have tons of deer, and a lot of bucks as well. Just a side note.

    Just deal iwith it and and enjoy the nice cheap lease with lots of deer. I say as long as Buddy is not shoot his entire tag, i would sacrifice one deer a year to be in that situation.

      As long as the buddy is there with the land owners permission - suck it up and move on.

        I would tell the land owner what the neighbor said and just see how he reacts. If he doesn't care what the buddy did, then you got to weigh your options, but I think you can find a way to deal with it and stay on the lease if you really like it.

          I agree with you that it is REALLY crummy of the landowner to allow his buddy to hunt the place (after the fact) that he has already leased it out. BUT, If you like the place and don't want to leave, then don't. If you can stand to be there, knowing that the landowner is not a man of his word, then stay. If you would rather have an honest landowner on a place that has been shot out and the deer hunting is not good (probably what you will find for about the same money your paying) then pack your stuff at the end of the season and go find something different.

            No good thing will come out of talking to the landowner about it. It is his land and he can do with it what he pleases. One deer a year in San Saba County is not going to hurt anything.

              Unfortunate that the guy has an itchy index finger, but there is little you can do. If you get the chance to talk to him before he comes out this year, maybe you can persuade him that management is the best goal, and to only take culls. If you don't hink this is possible, don't rock the boat.

                I've been in similar situations with leases...sharing the ranch with family members and their friends...and there always exists the possibility that they will shoot deer you've been feeding or passing up. It's just part of the deal.

                  id confront the land owner if he said that the guy was just supposed to a doe or a spike. From the sound of it the guy is a bum as it is and shouldnt be allowed on the place. thats just my .02

                    If I had a lease that the land owner would do whatever work we asked him, had dozers, had tractors, filled feeders, and was leniant on what I shot plus the fact that you can see 20 deer a hunt and alot of 130" bucks I would just suck it up. Not many places like that so feel blessed you have a nice pc. of property. You will never find a perfect lease unless you own property so if this is te only problem you are having you are alot more fortunate than some others.

                      Everything we love has negativety. Our wife,kids, jobs,and even the deer lease. If we were to focus on the bad we wouldn't have any of these things. The question that i hear you asking is, this, do i want to see the good or the bad.

                        If you decide to leave, can I have the landowners information? I would like still like to be in this situation any day (lots of deer and help).

                          Thanks for the responses, ya'll have pointed it out to me. This is where we were thinking. We are truly lucky with what we have. I guess it's just gone round and round in my mind and at the end there is nothing I can do about it, besides accept it or not.

                            Overall it sounds like you have a great place. If the buddy shoots a deer a year then I wouldn't worry about it if he has permission. It would be hard for me to leave a great lease for that reason. No if the buddy was making you feel unsafe and doing danerous things then it would be a different story.

                              X 2 - Don't ruin a good thing. As you stated there is no way to bring it up to the owner. Chalk it up to "luck of the draw" just like if a neighbor would have shot that deer.
