    Homeowners Insurance

    Sorry about all the house questions.....

    Looking at AllState and State Farm. Any pros and cons? I like State Farm b/c of the water damage coverage(pipes(even in walls,and water heater etc). Also the coverage for four wheelers while at the house. What I dont like is the 1% deductable for personal and 2% for wind/hail.
    AllState is cheaper but dosent cover pipes in the wall or the four wheeler. Also groups my guns in with personal property. The deductable is 500. Coverage is a tad better for accidents.
    Really not sure what to look for. we dont have auto insurance due to driving company cars.

    I go 1% with Farmers

    Where is your water heater? Mine is in the garage.

    Any settling on the house? If not I wouldnt worry about pipe leaks to much in the walls.

    As for water damage, only water damage I have had was during a hail storm. They replaced the roof, pro rated fairly new fence, screens but would not fix water damage because it was "wind driven". I argued but they won. Not a big $$ issue but point of it.

    As for personal items check and see what a rider (sp) costs and invest in a safe if you dont have one.

        Check with local Germania agent. I have wrote with them for years. One policy- can add endorsements for atv, utvs, camera gear(floater) laptops, iphone or blackberry (PC endorsement.etc..... all on one policy.

        None of the companies mentioned above can touch the rates, often by hundreds of dollars, not just a few. Make sure you get Replacement cost on home and contents.

        Ask for PLF policy if home is in good enough shape- it is a broad policy with exclusions vs named peril policies most all companies are writing now a days.

        should be able to get 1% for windstorm hurricane and hail and then 0, 250. 500, 1000, etc... for ded 2 for all else.

        Great company, great claims service- just Texas only and you dont hear about it alot.

        any reputable company should cover "pipes in the wall, hot water heaters, etc.." under accidental and sudden discharge of water... Flood is different,etc. but not pipes breaking or hot water heater leaks,etc...

              I asked the same question on here about 6 months ago. I switched to a TBH member that has been very helpful and has went above and beyond what I would say was necessary to help me out and answer questions.

                I have State Farm.......I had a slab leak about 3 months ago.......cost me 2 grand to get it fixed.....State Farm wouldn't pay a dime.

                  I think Mitch K. on here is a Farmer's agent. You might want to talk to him. I don't know where his office is but he lives out here off 3405 close to me.

                      Look into travelers. I dropped Germania because of the way they wanted to write all my wifes jewelry, my guns etc. I was going to cost more. I got more coverage without all the riders for less money. My Dad's house has been inured with them for over 30 years with great luck. I insured my house and shop for 420K with 240k on personal on the contents and 42k on the contents of the shop. The premiums is about 915 a year with a 1000.00 deductible.

                          Also, you can email me at Mkrivokucha@farmersagent.com our deductables are whatever you want them to be. Our standard home deductable is 1% on both. I have about 8 different companies that I can quote to insure you are getting the most coverage for the money you spend.

                            call Mitch- Hard to beat having a local agent...

                            Rubydog- for the record that information is not all correct. Germania covers Jewelry and guns same as contents just like most companies however their is limited coverage on jewelry but not on the guns. Guns are not scheduled on a floater with Germania- no limit on value just treated as regular contents and if you have replacement cost on contents you do on guns as well. Jewelry with Germania and most companies is limited to 500. You can add endorsement for 51 dollars a year to increase that to 5000 or you can schedule it seperately same as camera gear/furs,etc.. and it then has zero deductible and broader coverage(basically all risk). So even without doing anything, there was coverage, agent was just showing you a better way to cover jewelry... but not at all required. Travelers has good rates alright, but after a big claim you will change back or somewhere - always happens
                            I was a Farm Bureau agent for a few yrs and liked them, but think Germania is best I have ever dealt with to date- I am independent and write through several companies.
                            I have a good Friend that ownes a large Farmers agency in Harris/FT county and I have his house insurance with Germania He has my health ins. since I dont offer it!
