What is the going rate on 100+ acres in a 1 buck county under antler restrictions with HOGS for days but no doe permits. Probably could get doe permits on down the road but not to begin with.
Also, this place is split up, meaning it has a 2 lane paved FM road splitting it up. 60+ acres on one side and 40+ on the other. Each side has a stock tank and a creek running through it. Also each side has about a 15 acre pasture in it that is cut for hay.
Bads: FM road splitting it up, bout 40% of it is open because of the hay fields.
Goods: NO cows, tons of sign especially around the ponds, saw 2 buck rubs just in about 45 min while there today looking at it, ponds, creek, close to my other property.
I know what a place is "worth" depends on how bad one wants it but I just wanted some opinions on average hunting lease value before I make an offer.
