    Lease price suggestions...

    What is the going rate on 100+ acres in a 1 buck county under antler restrictions with HOGS for days but no doe permits. Probably could get doe permits on down the road but not to begin with.
    Also, this place is split up, meaning it has a 2 lane paved FM road splitting it up. 60+ acres on one side and 40+ on the other. Each side has a stock tank and a creek running through it. Also each side has about a 15 acre pasture in it that is cut for hay.

    Bads: FM road splitting it up, bout 40% of it is open because of the hay fields.

    Goods: NO cows, tons of sign especially around the ponds, saw 2 buck rubs just in about 45 min while there today looking at it, ponds, creek, close to my other property.


    I know what a place is "worth" depends on how bad one wants it but I just wanted some opinions on average hunting lease value before I make an offer.

        For me free would be good. For anyone else under those conditions no more then 800 a year. I was on a very good property 1 buck, 2 doe, hogs, 1 gobbler, varmints etc. We paid 600 for deer season only.

          We just got a 76 acre place for $9/ac but we were desperite for something small and affordable, but $7 an acre is reasonable. I would go less if FM splits it in half around $5.75/ac

            sounds like a $4 to $5 per acre place to me. But like you said, depends on how bad you want it.

                Just find out what the taxes are for the total acrage and offer that amount.

                For referrence, we are leasing over 700 acres. Nothing but deer and hogs. That's all we have, other than some fishing. 2 bucks and get 7 doe permits, along with 2 weeks of doe days. $3.00 an acre!!!

                    The amount of hunters would be up to me.

                    This would be a yearly lease, not for the season. One of the ponds is out in the middle of a field and seems like it would make a sweet dove hunting spot.

                      Sqiggy, Sounds like you are just getting a heck of a deal. I may be wrong, but I think $3 an acre is not the "norm".

                        I'm sure you know but in that county it's tough even finding owners that will lease their place to you for hunting. They always say "my kids hunt it" or "we like to watch the deer" or my favorite that I've heard more than a few times "There aint no deer on that place". DUDE, JUST YESTERDAY I SAW 8 DEER JUMP THE FENCE GOING ON THERE! Makes me wonder why they wouldnt just let me pay them to hunt "nothing".

                          Well, looks like we made a deal! I'm meeting them Friday to sign the yearly contract. Assuming there is nothing crazy or unacceptable in the contract it'll be mine by Friday night!!!
                          Makes me feel all warm inside!

                          Oh yea, offered $5 per acre at first and she wanted $9. After some talking we meet at $7 per...

                            Boy looks like you East Texas boys get all the great deals. The going rate here in South Texas is closer to 18-25 dollars/acre.
