Tip on land for sale next to waggoner ranch

Saw this today on craigslist and thought I would pass it on. Not sure what the hunting is like or if it is a good deal but I know the waggoner ranch is huge.

the waggoner ranch WAS huge, I heard they are selling tons of it and breaking it all up. i don't know if its rumor or real.

$1500 an acre sounds to high. Up north land is not as much as south texas unless it is extra special. Land around Childress and other areas close to this are running $500-$800 an acre (http://www.huntinglandintexas.com/Hunting.html)

Edit: Well, I take that back, it appears some of them are getting up there in price. Wow.
